Job Summary
Responsible for maintenance and proper functionality of technical systems and building facilities. Daily on-site interventions, coordination, supervision, and reporting. Ensuring that safety measures are followed.
Key Duties and Responsibilities
As instructed and to assist the Assistant Manager in the following:

Maintenance, repairs and regular service of technical systems and equipment to provide excellent functionality - daily checks and interventions.

Closely cooperate with Assistant Manager about work organization and tasks priorities

Coordination and supervision of work performed by technicians and external companies
-
Coordination the works between the shifts
-
To be familiar with safety standards and legal requirements and to ensure they are followed in daily activities.
-
To follow preventive maintenance calendar and to ensure that all activities are performed accordingly.
-
Communicate and coordinate with the other departments and external companies, as all necessary interventions could be done smoothly.
-
To ensure that equipment failures and maintenance requests are responded to promptly and appropriately.
-
To ensure that maintenance requests, work orders and reports are properly filled-in (in the maintenance software).
-
To ensure that all the assets are properly imported and followed up in the maintenance software (warranty, serial numb, user manual, maintenance history record…).
-
Monitoring of utilities consumption (electricity, water, heating and cooling, LPG) and report immediately if any deviations are noted.

Searching for potential improvements to reduce consumption and improve work quality.

To follow up room maintenance as per Perfect Room Program
-
To attend department meetings.

To follow up spare parts stock and to inform superior timely when refilling is needed.

To be responsible for large tools, to ensure their proper condition and to report immediately about any failures and breakages.

To liaise and actively support technicians on any issues. To assist, supervise and continuously give feedback to technicians on their tasks.

To follow up and to assist with refurbishment of furniture and wooden fixture and all other reparation works (e.g. tiling, painting, fetching, carrying…).

To be familiar with the buildings BoH and public areas, all pieces of equipment and installation (pipe and cable routing, valves and control panels, ducting, kitchen equipment, dampers, utility meters...).

To be familiar with main shut ’offs (water, electricity, heating and cooling, LPG) and to react quickly in case of emergency.

To be familiar with FLS systems and procedures.

To act positively and educationally, to show good will in sharing of knowledge with all the other colleagues, especially with the less experienced ones

To follow up landscaping activities to ensure outstanding landscape conditions, i.e., overseeing grounds maintenance, pest control, irrigation, tree care…

To actively participate in the handover process of new buildings.

All other duties assigned by superiors.
Skills, Experience & Educational Requirements

Strong technical knowledge and abilities

Proven success working as a leader, still team orientated

Must be able to read and interpret engineering drawings and technical manuals

Excellent communication skills

Strong organizational and time management skills required

Strong decision-making attributes, including under pressure

Good spoken and written English
