About the Role
The Director of Development is responsible for overseeing development operations for Kerzner International Developments (KID), reporting to the VP of Development.
As Director of Development, you will play a key role in supporting the execution of the company’s global development strategy, with a focus on expanding KID’s business lines. You will be responsible for evaluating and advancing new and existing property developments, including feasibility studies, market analysis, and client engagement. Your primary responsibility is to identify and pursue development opportunities by leveraging the strength of Kerzner’s brands, fostering joint ventures with capital partners, and exploring acquisitions and management agreements. You focus on capitalizing on the growing mixed-use development sector for hotels and residences, while expanding the company’s presence. This includes identifying strategic locations to introduce Kerzner International’s brands and cultivating relationships with key partners.
The Director of Development will ensure projects are delivered, while adhering to contractual agreements with clients. Development initiatives must be well-structured, efficiently coordinated, and executed in collaboration with Operations, Technical Services, business-line leaders, clients, and their representatives.
Key Duties and Responsibilities
- Meeting with third parties (project developers, owners, lenders, design teams, sellers, brokers and others) to source new projects and qualify leads that will support the Kerzner International’s vision and growth plans
- Assisting and leading the RFQ and RFP process as well as creating presentations for new developments in conjunction with Planning.
- Assisting in the due diligence process in acquiring domestic and international hotels, resorts or sites
- Providing quick and accurate assessments of prospective new developments, identifying risks and opportunities, and ensuring consensus on the opportunity
- Assist in completing deals accurately, mitigating risks, communicating effectively and proactively while solving any issues or challenges
- Overseeing financial and feasibility analyses, diligence, and investment presentation.
- Managing ownership structure negotiations, operating agreement negotiations, and leadership of due diligence efforts and closing of potential transactions.
- Investigating potential acquisition and development opportunities that may include mixed-use hotel, residential, and retail platforms.
- Performing analytical studies to demonstrate the feasibility of the business plan for new acquisitions – analyzing the impact of Kerzner’s entry and/or expansion into key markets.
- Working closely with the VP Development to source deals and fulfil the objectives of the company.
- Managing expectations and meeting client needs in the delivery of a world class service and vision
- Consolidate existing client relationships with the aim of securing repeat business.
- Identifies resources, oversees activities and confers with key stakeholders to ensure objectives of Development standards are accomplished.
- Oversees and evaluates business processes to maximize efficiency and effectiveness.
- Oversees effective management of third parties, identifies vendors and monitors costs and quality of service.
Skills, Experience and Educational Requirements
- Bachelor's or Master's degree in Hotel Management, Commerce or equivalent
- 5+ years of experience in a similar position in hotel / asset management consulting, hotel organisation, and real estate company with hotels
- International hospitality experience, ideally gained in international chains
- Experience in Hotel / real estate development, development processes and ideally Management Contract negotiations
- Solid educational background able to source and maintain strong professional relationships with Investor groups and HNWI
- Ability to communicate with people at all levels of the organisation
- Ability to work under pressure and meet deadlines in a fast-paced, high-volume environment
- Ability to manage multiple projects concurrently
- Ability to work unsupervised
