The BMS technician 2, will be responsible for the daily operation, monitoring and performance of the Building Management System (BMS) and associated equipment. Ensures proper functioning of HVAC controls, alarms, field devices, and automation systems. Supports the maintenance team with troubleshooting, diagnostics, energy monitoring and system rectification to ensure reliable mechanical and electrical operations across the property. 

 

About the Role

  • Monitor, operate and troubleshoot BMS screens, control panels, field controllers and automation systems.
  • Respond to alarms, notifications and system faults, and take corrective action or escalate when required.
  • Carry out inspections, diagnostics and maintenance for sensors, actuators, VFDs, field devices and control systems.
  • Support optimization of equipment operation for HVAC, pumps, fans and mechanical systems through BMS.
  • Coordinate with HVAC, Electrical and Mechanical teams for system adjustments and equipment integration.
  • Perform routine logging of operational parameters and energy monitoring.
  • Report system issues, abnormal readings or performance deviations to supervisors and Team Leader.
  • Ensure work is carried out safely and in accordance with facility policies and HSE requirements.
  • Maintain system cleanliness, panels, control rooms and work areas.
  • Assist in calibration, repair and installation of BMS-related equipment.
  • Provide recommendations for system improvement and efficiency.
  • Assist Technician-1 and support training when required. 

 

About You

  • Diploma or ITI in Mechanical/Electrical/Automation or equivalent.
  • Minimum 2–3 years of BMS experience in similar facility or building environment.
  • Knowledge of BMS systems (Siemens or equivalent).
  • Ability to read and understand drawings and control schematics.
  • Experience with HVAC controls, field devices, alarms and energy monitoring systems.
  • Basic computer skills and understanding of building automation.
