About the Role
The Director, Branded Residential Property Management leads the property management, facilities management, asset management, and financial operations of all Kerzner Branded Residential properties across Atlantis, One&Only, SIRO, and Rare Finds.
This role ensures full compliance with local real estate regulations, leads Homeowners Association (HOA) management, and provides strategic operational direction throughout the project lifecycle. The director also advises on legal agreements, enforces high facilities management standards, and drives Kerzner’s residential growth strategy.
Key Duties and Responsibilities
- Lead Property & Facilities Management – Responsible for the full property and facilities management of all Kerzner Branded Residential properties to ensure operational excellence and adherence to brand standards.
- Responsible for Asset & Financial Management – Manage residential financial operations, including budgeting, service charges, capital planning, and financial oversight.
- Ensure Regulatory & Compliance Standards – Maintain compliance with local real estate regulations across all jurisdictions, ensuring adherence to legal and governance requirements
- Responsible for Homeowners Association (HOA) Management – Establish and manage HOA governance structures, financial planning, and owner relations to maintain community standards and satisfaction
- Provide Operational Leadership – Guide residential operational strategies, including maintenance, security, and service delivery, ensuring seamless integration with brand operations and standards.
- Advise on Branded Residential Legal Agreements on legal frameworks for property management, branding agreements, brand services, and developer/operator obligations.
- Collaborate with Internal & External Stakeholders – Work closely with functional teams, developer partners, consultants, and industry advisors to align residential management strategies with corporate objectives.
- Support Business Development & Growth Strategy – Contribute to Kerzner’s residential expansion plans, offering insights on market trends, property management best practices, and operational scalability.
- Maintain Business Continuity & Risk Management – Implement a business continuity framework to safeguard operations and ensure resilience in financial, operational, and service-related aspects.
- Communication:
- Internal – Corporate Head Office functions, Property teams including Directors of Private Homes & Rental
- External – Kerzner Homeowners, Developer partners, Industry consultants
Skills, Experience and Educational Requirements
- University Degree – focus on accounting / finance / real estate finance / business management. A Postgraduate MBA or similar is preferred.
- Professional property management certification with an organization such as the Institute of Real Estate Management (IREM) or regional equivalent. Professional accounting/finance designation beneficial.
- 8+ years of related experience in Real Estate Property Management / Finance / Operations roles in either Mixed-Use/Co-located projects, Commercial projects, Branded Residential including standalone, Integrated Residential and Hotel projects. A combined experience is preferred.
- Strong interpersonal communication skills.
- Ability to work independently and within a team to meet deadlines
- Proficient in Microsoft Office and reservation software programs
- Must be fluent in verbal and written English
- Excellent computer literacy required. Microsoft Office proficiency (incl Excel)
- Travel Requirements: Some International travel will be necessary approx. 20%.
